A New Day in Hernando County: Metro Breaks Ground on Sunrise Hills
Metro Development Group Breaks Ground on Sunrise Hills in Brooksville
The shovels are in the dirt and the sun is officially rising on Hernando County’s newest place to call home. On Wednesday, October 14, Metro Development Group broke ground on Sunrise Hills, a 1,100-acre master-planned community along Cortez Boulevard in Brooksville.
When it’s complete, Sunrise Hills will be home to roughly 4,000 families, with a sparkling lagoon, miles of walking trails, and room to grow in every direction. If you’ve been dreaming of more space, more sunshine, and a slower pace without giving up Tampa Bay convenience, this is one to watch.

Why Hernando County, and Why Now
There’s a reason so many Tampa Bay families are heading north. Hernando County offers what a lot of buyers say they can’t find closer in: wide open green space, more home for your money, and a lifestyle built around being outside and staying well.
It’s a natural next chapter for the region. As Tampa Bay keeps growing, Hernando gives you room to breathe while keeping the city, the beaches, and everything you love within reach.
“Sunrise Hills represents a significant expansion of our investment in Hernando County,” said Lisa Gibbings, vice president of corporate affairs at Metro Development Group. “We’ve listened to buyers and builders who want more than homes. They want communities with places to gather, stay active and enjoy the outdoors.”
Life at Sunrise Hills
Picture a 2.5-acre lagoon right in your own community, ready for sunny afternoons and weekend splashes. Add miles of walking trails for morning strolls, evening dog walks, and everything in between.
The neighborhood around it is just as inviting. Sunrise Hills sits near Sherman Hills Golf Course and the Withlacoochee State Trail, one of Florida’s most beloved spots for biking, running, and soaking up nature. Over time, the community is also planned to include shopping, dining, and office space, so everyday errands stay close to home.
Meet the Builders
Three trusted national homebuilders are bringing their designs to Sunrise Hills: DRB Homes, D.R. Horton, and Lennar. That means a wide range of floor plans, styles, and price points, so there’s a good chance your perfect fit is on the way.
Metro Development Group expects to deliver finished homesites to builders by the end of this year, which brings move-in day closer than you might think.
Part of a Bigger Hernando Story
Sunrise Hills isn’t Metro Development Group’s only big plan for Hernando County. Just down the road, Sandal Key is coming to life as an 872-acre community planned for more than 3,000 homes. It will feature Metro’s first-ever lazy river woven into a lagoon setting, with construction set to begin this December.
Together, Sunrise Hills and Sandal Key span nearly 2,000 acres and more than 7,200 future homes. They join a family of Tampa Bay communities that includes Angeline, Seaire, Southshore Bay, Epperson, and Mirada, each built around the idea that where you live should make life a little brighter.
