America’s Biggest Backyard Just Got Bigger

Buyers are flocking to Florida for a pool unlike any other, and the New York Post took notice. The outlet’s latest feature spotlights Mirada, Metro Development Group’s San Antonio, FL community home to the largest man-made lagoon in the country: a 15-acre Crystal Lagoon so vast it could hold roughly 150 NBA basketball courts.

From Epperson to Mirada, a Decade in the Making

Mirada now holds the title once claimed by Beachwalk Club’s 14-acre lagoon in St. Johns. Rounding out the top three is Epperson, MDG’s original lagoon community, at 7.5 acres. Together, the two communities show just how far the lagoon lifestyle has come since Metro Development Group first brought the concept to Florida.

“Metro pioneered lagoon living nearly a decade ago with a bold idea: bring the best of the coastal lifestyle inland,” said Lisa Gibbings, MDG’s Vice President of Corporate Affairs. “Since opening Epperson, we’ve continued to innovate and push the concept forward, including building the nation’s largest lagoon at Mirada.”

The Numbers Tell the Story

The demand speaks for itself. Epperson sits at 94% occupancy, while Mirada, still building out its newer sections, has already reached 75%. Homes in Mirada start at $250,000 for townhomes and $385,000 for single-family homes, with the community on track to grow from nearly 2,900 households today to as many as 5,000 at full build-out.

Homeowners enjoy discounted lagoon access, and non-residents can experience the lagoon lifestyle for themselves with a day pass. It’s a taste of resort living that Gibbings says keeps drawing buyers in.

“The lagoon is one of the biggest drivers of interest we see from buyers exploring communities like Epperson and Mirada,” Gibbings said. “It creates an immediate sense of excitement because it’s something people can’t find in a traditional neighborhood.”

More Than Water

From paddleboarding and kayaking to a floating obstacle course and swim-up bar, the lagoon offers something for every kind of resident. But for Gibbings, the appeal goes beyond the water itself.

“Epperson and Mirada have proven that buyers are hungry for a different kind of community,” she said. “The lagoon is the centerpiece that creates excitement, brings people together and gives residents an experience they can’t find anywhere else.”

What’s Next

The lagoon concept isn’t slowing down. Metro Development Group  is bringing the idea to even more Florida communities, including Sandal Key in Hernando County, which will pair a lagoon with the company’s first lazy river.
